Kaiapoi sits on the Waimakariri River about fifteen minutes north of our Redwood base, under Waimakariri District Council rather than Christchurch City. It's a river town first - the harbour and boat ramp are still part of daily life for a lot of Kaiapoi households, and Pines Beach and Kairaki sit just downstream where the river meets the coast. Rangiora is a short run north-west, Woodend and the Pegasus growth area are over toward the coast to the east, and Ohoka's lifestyle blocks sit inland to the south.
The town itself carries real recent history. The 2010-2011 earthquakes hit Kaiapoi hard - close to a thousand homes along the riverbank and through East Kaiapoi were red-zoned and removed, and the council's regeneration plan has spent the years since rebuilding across five areas: Kaiapoi West, Kaiapoi South, Kaiapoi East, The Pines Beach and Kairaki. The town centre has come back with it - new shops, cafes and offices sitting where the old ones used to be. At the same time, Kaiapoi is growing on its own terms - Silverstream, on the edge of town, has been releasing new sections since 2012 and is still selling stages today, with its own parks, cycleways and a small retail village built in.
There are established streets on the western side of town that came through the earthquakes untouched, there's newer housing built or rebuilt on the regeneration land closer to the river, and there's Silverstream on the edge of town where everything is new from the ground up. We quote all three the same way - on-site, against what the section actually gives us that day.
A deck build starts with what's under the section, and Kaiapoi is one of the more varied suburbs we work in for that. A rebuilt or regeneration-area property can sit on engineered fill brought in after the quakes. An established section on the western side of town is usually on older, settled ground. A newer Silverstream section is freshly formed and hasn't necessarily had anything built on it before. River proximity also means some Kaiapoi properties sit with a higher water table than a section further inland.
None of that is a problem for us - it's just information we need before we can give a real number. We don't quote a Kaiapoi deck off a phone conversation or a set of photos. Someone from the team comes out, has a look at the actual ground, and the quote reflects what that section needs rather than a standard assumption.

It can affect what's under the deck more than what sits on top of it. Rebuilt and regeneration-area sections are often on engineered fill, which we need to see before quoting rather than assume. It doesn't rule anything out, it just means the site visit does more work than it would on an untouched section.
Mainly in that nothing's been built there before, so there's no history to go on. We treat it the same as any other build - on-site assessment, written quote - it's just that everything about the ground is new rather than known.
It can mean a higher water table on some sections closer to the river, which we check for on-site. It's part of what the free quote covers, not an extra cost sprung on you later.
Waimakariri is a separate council from Christchurch City, and we work under both regularly - Kaiapoi and Rangiora are both in our normal run. Consent requirements are handled as part of the quote, not something you have to chase yourself.
Most residential decks run two to four weeks on-site once materials arrive. A larger build, or a deck and fence together, usually runs four to six weeks. We confirm the timeline once we've seen the section.
